Huurder is het strikt verboden om verdovende middelen (zowel softdrugs als harddrugs), in welke vorm dan ook, in het gehuurde pand of op het bijbehorende terrein aanwezig te hebben, te gebruiken, te verhandelen of te produceren. Overtreding van dit verbod wordt aangemerkt als een ernstige wanprestatie, die de verhuurder het recht geeft de huurovereenkomst per direct en zonder tussenkomst van de rechter te be\u00ebindigen, onverminderd het recht op schadevergoeding.\r\n\r\n6. Het is huurder niet toegestaan om feestjes, bijeenkomsten of andere evenementen te organiseren in het gehuurde die overlast (kunnen) veroorzaken voor omwonenden. Onder overlast wordt onder meer verstaan: harde muziek, geschreeuw, samenscholing of het structureel overschrijden van geluidsnormen. Elke constatering van overlast kan aanleiding geven tot een formele waarschuwing. Herhaalde overtreding leidt tot be\u00ebindiging van de huurovereenkomst.\r\n\r\n7. Huurder dient het gehuurde te allen tijde schoon, ordelijk en vrij van afval of achtergelaten goederen te houden. Bij vertrek uit gemeenschappelijke ruimten (zoals keuken, badkamer, gangen of tuin) is huurder verplicht zijn of haar eigendommen op te ruimen. Indien de huurder hierin tekortschiet, is verhuurder gerechtigd om opruimkosten of schoonmaakkosten in rekening te brengen.\r\n\r\n8. Na 22:00 uur dient huurder zich te onthouden van muziek, televisiegeluid, gesprekken of andere vormen van geluid die hoorbaar zijn buiten de grenzen van het gehuurde. Dit geldt in het bijzonder met het oog op nachtrust van medebewoners en buren. Overtreding van deze regel wordt aangemerkt als het veroorzaken van overlast en kan leiden tot ontbinding van de huurovereenkomst bij herhaaldelijke klachten.\r\n\r\n9. Het is huurder niet toegestaan om te roken in het gehuurde pand, inclusief gemeenschappelijke ruimten, trappenhuizen en binnenruimtes. Onder roken wordt verstaan het gebruik van sigaretten, sigaren, e-sigaretten, waterpijpen en andere rookwaren. Roken is enkel toegestaan op een door verhuurder aangewezen buitenplaats, mits geen overlast wordt veroorzaakt.\r\n\r\n10. Huurder is het niet toegestaan om het gehuurde geheel of gedeeltelijk onder te verhuren, te delen met derden, of aan te bieden via platforms zoals Airbnb of andere kortetermijnverhuurwebsites.
